Is roof cleaning and painting safe?

Not all roofs benefit from cleaning, and many, such as natural slate and clay, should never ever be painted. Clay/slate roofs can generally be cleaned carefully and will look almost new again; however the benefit would only be a clean-looking roof.

Artificial/composite slates (see picture below) can lose their coating over time and benefit from cleaning and a new colour coating being applied. This improves their look and adds to their water resistance.

Normal older concrete interlocking tiles, such as the picture below with the cherry picker. Come with a sandy protective weather coating when new. Pressure washing this off is not recommended. However, when the tiles are getting to the end of their recommended life, normally after 40 years, this coating has long worn off and moss and algae start to really grow on the roof. The roof can look unsightly and cleaning the gutters and the surrounding area of moss becomes a chore.

When these roofs are older, they can really benefit from a clean. However, a clean will only remove moss for a short period of time and it will be back next season. Painting/sealing the roof with a roof paint. Seals the concrete again and provides a better-looking roof that moss and algae can not attach to again. This really just extends the roof life and appearance. It is not as good as a new roof; however, it costs a fraction of the cost of a new roof.

Done correctly, roof cleaning is safe and effective for all roofs. However, certain roofs should not be painted, as they have no need to be, such as clay and natural slate. The person cleaning your roof is the one likely to cause damage to your roof. Be wary of unsolicited cleaners knocking on your door offering a roof clean.

Cleaning an average-sized property normally takes a day. Painting/coating normally takes a further day if required.

Some jobs can be safely done with a combination of ladders and pop-up towers. Some more complicated jobs may require scaffolding.
